Study of Socio-Economic Development Effects on Agricultural L ands' Value

Agricultural lands, which are the most important production factor of the agricultural sector, are a limited natural asset that cannot be reproduced. Although it is scarce, its demand by the non-agricultural sector due to its unplanned use causes the shrinkage of agricultural lands and thus the sustainability of agricultural production and food security are under threat. In this context, determining the value of agricultural lands is necessary for various private or public purposes. Since there is a constitutional right of ownership in agricultural lands, an objective valuation is extremely important.Since the development of the regions over time affects the value of the agricultural land, the valuation should be kept up to date. In this study, it is aimed to reveal the effect of socio-economic development level on the agricultural land value in Konya 'districts, which is one of the provinces with the largest agricultural potential in Turkey. The data of 900 parcels have been obtained by survey method for the determination of land value according to the Capitalization of Income method in 31 districts of Konya province.In order to determine the effect of socio-economic development level on the value of agricultural land according to the purpose of the study, the socio-economic development index by districts was calculated with the help of Factor Analysis. Due to the high agricultural potential in the study area, the agricultural development index was also found to be important and calculated as a result of the analysis. In addition, since it is known that the distance to the attraction centers is important in the value of the agricultural land, the Gravity index was determined by districts. These indices have been included in the factors affecting the value of agricultural land in this study and Multiple Regression Analysis was performed and finally it was concluded that these indices were effective in the value of the land.
